Adding a minor dwelling to your section

If you have some space on your section, but it isn’t big enough for a second full house or you don’t want to subdivide, another option is building a granny flat or minor dwelling. They can also be a good option if you want more space but you don’t want to extend or reconfigure your existing property.

What can you use a granny flat for?

Although they are often still known as granny flats, secondary dwellings actually have a range of uses for people of all ages.

A granny flat – the original use for minor dwellings was to house elderly relatives close by. This allows them to live close by but still retain independence by having their own space.

A space for teenagers or adult children – use your granny flat for a teenage sleep out or for adult children to start their own lives.

Home office or hobby space – get your work or large-scale hobby out of your home by turning your minor dwelling into a home office or hobby room.

As a rental – while you might not be able to charge as much as for a typical home, a self-contained granny flat can still provide a useful rental income. Smaller units are often sought after by people living alone or on a budget.

Adding a granny flat can also add value to your property should you come to resell. But be aware that it can potentially reduce your buyer pool as not everyone will want their section taken up with another building.

Things to think about before building your granny flat

Before you start building a granny flat it is important to make sure you have considered your plans carefully. Here are some questions to ask yourself

  • Have you worked out your budget including a contingency?
  • Do you want the building to match your existing property or look different?
  • How self-contained do you need it to be? Do you need a kitchen and bathroom?
  • Will your granny flat have a separate access and if so where will this be? Will there be parking?
  • Do you need consent for your building?
