A garage conversion can add space and value to your Auckland property

Garage conversions are often cheaper than building a rear or second storey home extension because the basic structure is already in place. However, you will need to make some modifications.

Turning your garage into an extra room
The simplest garage conversion is to turn your former parking area into an extra room for your home especially if the garage is attached to the house.
A garage conversion could allow you to use the space as:
- a home office
- a home gym
- a hobby space
- a games room
- a second living area or media room for grown-ups
- a separate lounge for teenagers or older children
- an extra bedroom
A garage is usually defined as a non-habitable space. Some of these uses such as a gym or a games room do not change this use which makes planning easier. However, if you are planning to use the space as a bedroom you will need to take extra steps to complete with council regulations for habitable spaces. This will likely require a building consent from Auckland Council.
Planning a garage conversion to create a minor dwelling
The other option for a garage conversion is to convert the room into a standalone minor dwelling or granny flat. This allows you to house teenagers, adult children or elderly relatives close by but in a self-contained unit. Or you could rent out the space to tenants for a second income.
However, if you are making the room self-contained and adding features such as kitchens and laundries, you will need resource consent as well as building consent.
Things to think about when planning a garage conversion
While an attached garage will in many ways blend with your existing home, it will still need alterations to make it into a new space.
How will you replace the garage door?
The garage door is the most obvious feature of the area that says garage not room. The large metal doors can also let in draughts and cold. Think about replacing the garage door with a wall, windows or patio doors if the area isn’t overlooked. You may also need to replace the standard side door which is often glass with a solid door for privacy.
Do you have enough light?
If you replace the garage door with windows and you already have other windows you will probably have enough light. Otherwise, you might need to add extra windows or skylights. Depending on what type of interior lighting your garage has you might also want to change that for something softer.
What will you do with the floor?
Garages usually have cold concrete floors. If you are only using the garage as a hobby room or games room, then some standard garage carpet may do the job. However, if you are converting to a habitable room you will probably need to raise the floor to install insulation and carpet.
How will you use the space?
If you are planning to convert to a self-contained granny flat or minor dwelling, then think about how you will layout the kitchen, bathroom, living and sleeping spaces. Think about putting up partitions to increase privacy in some areas.
Where will you put your cars?
The downside of converting your garage is that you lose your parking space. Think about whether you can park the car elsewhere on the property or construct a standalone garage or a carport. Alternative parking arrangements may for part of your consent requirements.
